A founding tenant is one of the first 12 professionals to secure a shop at our Edmonds location before we open. Founding tenants receive early shop choice, founding pricing, launch visibility, and the other benefits set out in the final agreement.

Three reasons: you get first choice of shop before general leasing, you have time to prepare your business rather than scrambling at opening, and your business is visible from launch day rather than arriving after the initial attention has passed. Founding pricing and recognition also apply only during this window.

Your founding rate is locked for as long as you remain a Shops+ member and does not increase. Members who join after the founding phase pay standard rates. The specific terms are set out in your lease agreement.

We will keep you informed directly, and your founding terms carry over to the revised opening date. Deposit handling and cancellation rights in the event of a delay are governed by your reservation and lease agreement — ask us for the current documents before you commit, and read them.

Refund terms are set out in the reservation agreement you sign, and we will walk you through them before you pay anything. Please do not rely on a web page for this — ask for the agreement and check the specific terms that apply to you.

Founding tenants get a 90-day exit clause. If Shops+ is not the right fit within your first 90 days, you can end the agreement under the terms set out in your lease. Ordinary business obligations still apply during that period.

Founding tenants get priority directory placement, a founding-member badge, business listing and profile setup, a launch marketing checklist, positioning guidance, social content templates, and inclusion in launch campaigns as availability allows. This is practical support and guidance rather than a done-for-you agency service, and some promotional placements depend on campaign capacity.

No — and be careful with anyone who says otherwise. We provide visibility, marketing resources, business systems guidance, and a professional community. We do not guarantee a specific number of clients, bookings, or revenue. How your business performs depends on your services, pricing, retention, and the work you put in.

Guidance on choosing and setting up booking, payments, reminders, and client communication, plus onboarding help and preferred vendor resources. We help you choose and configure your tools; we do not run your systems for you, and software subscriptions remain your own.

Yes — you bring your own professional equipment and tools. Your shop comes move-in ready with the infrastructure in place: utilities, Wi-Fi, HVAC, keyless entry, and Smart Space technology. Some services carry additional plumbing, ventilation, or licensing requirements — tell us what you do and we will confirm what works in each shop.
